Inspiring Evolution Through Impact and Innovation

2023 is a year we will always look back upon with great pride. From the complete lease up of Proto Park, to announcing our first Austin acquisition with the expansion into Central Texas, to fulfilling our $1 million fundraising goal towards our mental health initiative, to the near lease up and redevelopment transformation of Archetype, and finally the sale of North Quarter 35 (to name a few), it’s been a monumental year. Looking ahead, most vital to our continued success will continue to be our vertically integrated best-in-class team, allowing us to further position the company as the dominant urban player in mixed-use and industrial real estate across Texas.

Our ability to create places users want to be has propelled M2G to execute almost 50 leases in the last 18 months, representing nearly 1.0 million square feet in the highly competitive DFW market. We have transacted or redeveloped over 2.63 million square feet over the past two years, representing more than $226 million in capitalized value.

Sold the premier North Quarter 35 to Westcore Realty

In the Class A light industrial sector, M2G Ventures developed North Quarter 35, a ground-up four-building development project totaling 645,000 square feet in North Fort Worth. M2G’s design, marketing, leasing and placemaking approach achieved premium rents and lease-up and brought the project to 100% leased in Q3 2022 and then sold to Westcore Realty in Q2 2023. While surrounding industrial developments have proven their utility, what they have lacked is a distinct sense of brand. North Quarter 35 was developed to challenge that status quo and prove the value of placemaking in the world of industrial properties.

Established a new standard for industrial redevelopment at Proto Park, bringing the project to 100% leased

PROTO Park’s first-class design allowed it to attract the most discerning, innovative light industrial and logistics users. From a sophisticated distribution tenant to building an experiential showroom space with fulfillment needs to a state-of-the-art distillery and tasting room – PROTO’s warehouses have been transformed to fit a variety of space types and requirements. That discerning eye throughout the development of PROTO PARK has resulted in awards and recognition, as well as achieving full capacity with world-class occupants – Dynasty Spirits, Taxila Stone, Gulfstream Aerospace and Preziosa Stone.

Transformed Archetype, previously an underperforming and dated business park to an in-demand, 86% leased urban industrial project.

In 2022, M2G Ventures announced the redevelopment of The Archetype, a six-building business park into a modern, urban industrial destination. Through our redevelopment efforts, we have created the ideal space where modern industrial tenants thrive through art infusions, wayfinding and enhanced storefronts resulting in 56,000 SF of new deals and renewals signed throughout 2023. Among the new tenants of note include a luxury electric vehicle company, Mixy, and Zelli Italia, complementing the already existing dynamic tenant mix.

Bogart welcomed four new tenants totaling 27K SF of new leases bringing the project to 86% leased.

M2G Ventures had a vision to redevelop this former YWCA-turned-Dallas-Can-Academy in East Dallas into a place unlike any other – Bogart. Bogart, an adaptive reuse 50,000 SF project, was designed to inspire imagination, soothe the mind, and foster creativity and collaboration for its tenants. Our new tenants represent these ideals. Champion is a creative agency specializing in PR and digital media.  Wesley is a women’s wellness center offering fitness classes, spa services, grab-and-go food, and post-workout happy hours.  Impact Ventures is a venture capital firm focused on creating generational and community wealth as well as inclusive entrepreneurship and integrated capital to BIPOC communities. Hart Commercial is inspiring the next generation of CRE leaders with its innovative approach to leasing and sales. These tenants align with M2G Ventures’ core values which include balance, collaboration, and innovation.  While this project re-opened post redevelopment to the public during the Covid-19 crisis, our team has remained dedicated and steadfast to its success bringing the project to 86% leased with several more prospects looking at the remaining space.

Sold Fully Leased Three-Building 445k SF Industrial Portfolio in the GSW Submarket.

The GSW submarket is an irreplaceable infill location with significant barriers to entry and immediate connectivity to DFW’s primary commercial and residential hubs. This high-performing portfolio offered the buyer the rare opportunity to acquire substantial holdings within one of the country’s most robust industrial markets. The buyer acquired a 100% occupied portfolio with noteworthy tenants including CAE (a leading-edge technology company), Home Zone/Alpha Furniture and Rent-A-Wheel/Rent-A-Tire.  This was a partnership with Pennybacker Capital based out of Austin, Texas.

Announced Northeast Austin Acquisition, Expanding Platform into Central Texas

M2G announced its first Austin acquisition in partnership with Chicago-based Blue Vista Capital Management. M2G has invested significant capital improvements to upgrade a 54,000-square-foot light industrial asset at 4806 Commercial Park Drive. The Austin market is seeing significant demand from industrial manufacturing users, particularly those who are looking for infill space in this size range. The convenient location and quality of this property along with plans for growth in the area, make this an incredible opportunity to expand M2G’s platform and successful track record in Austin.

Transformation is Underway of the Former 

1.1M SF Tuesday Morning Distribution Facilities into an Updated Industrial Project Called ‘Inbound’

The project plans are well underway and include a complete rebrand, fresh interior and exterior paint, new wayfinding and signage, overall façade updates, exterior lighting upgrades, resurfaced parking lot and truck court, as well as spec offices. Inbound means moving inward or toward a center, which underscores the strategic geographical advantage of the site, positioning businesses for optimal accessibility and connectivity. The building’s enhanced design and unbeatable access coupled with coveted visibility at a prime intersection allow it to attract the most discerning mix of users needing space from 6,000 square feet to 1.1 million square feet.

In 2018, we made a significant pledge to raise $1M to bring the UT Southwestern Center for Depression Research & Clinical Care (CDRC) to Fort Worth to support the center’s critical research into depression and bipolar disorder. At the time, our company was 5 years old and we did not have any experience operating a nonprofit. With the help of generous community partners, both businesses and individuals alike, we were able to start a dialogue around mental illness and emphasize the importance of having the CDRC in our hometown. Today, we are a 501(c)(3) dedicated to changing the way we diagnose and treat mental illness, with a small team and a large network of donors who got us across the finish line, allowing us to reach our goal. But this is just one milestone. We have a vision for a world that offers better outcomes, earlier intervention, and an established path to healing and wholeness for current and future generations.

Raised at M2G’s 2023 Art of the Mind fundraiser

M2G’s fourth annual fundraiser, Art of the Mind, was an incredible evening of discussion, hope and inspiration. With more than 300 friends, family, colleagues and city officials in attendance at Tannahill’s Tavern & Music Hall in the Stockyards, we were able to raise over $375,000 for the Fort Worth location of the @utsw_cdrc. It's hard to find the words to describe just how much this night meant to our team, but we can start by saying thank you to all who made it possible.
